Kane Properties offers three different types of lettings services available to our Landlords:


• Key holding and handling the distribution of keys
• Drafting all Tenancy Agreements (separate charge of £280 plus VAT)
• General property advice and guidance to ensure maximum let ability
• Negotiating agreeable terms between Landlord and Tenant
• Organising key pre-let requirements such as Inventory Make and Check In, EPCs and Gas certificates
• Conducting viewings and accompanying prospective tenants to all properties
• Credit checking and referencing all prospective tenants using independent reference company
• Marketing the property on internet website portals and our website
• Collecting the first rental payment plus deposit
• Registering all deposits will the Deposit Protection Scheme
• Providing a Statement of Account/invoice to the Landlord


We incorporate the above features of our Let-Only Service into our Letting and Rental Collection Service, plus we perform the following:

• Demanding and collecting the rental income from the tenants.
• Setting up the transfer of rental income to the landlord's bank account.
• Statement of Account for Landlord each month


The above two services are fully incorporated into our Full Management Service, plus we perform the following:

• Regular property management inspections of the property throughout the duration of the tenancy
• Overseeing all property maintenance and repairs when needed
• Relaying all property issues to the tenant on the landlord's behalf
• We ensure all our approved contractors are readily available to handle any property concern
• Managing all other areas of property administration such as organising gas safety certificates, PAT testing and full electrical inspections.
